RELIGIOUS HOUSES AND BISHOPRICS

Over 170 English religious houses and bishoprics, and at least 10 continental houses, held property, in the form of land, rents, quit-rents, or advowsons, in the city of London. The houses can be identified, and their estates to some extent reconstructed, from surveys of 1291 (Taxatio Ecclesiastica, Record Commission, 1802), 1392 (Ecclesiastical property in the city of London in 1392, in A. K. McHardy, The Church in London 1375–92, LRS 13, 1977), and 1535 (Valor Ecclesiasticus, Record Commission 1810–34), and PRO Supplementary Lists and Indexes no. III, 'List of Lands of Dissolved Religious Houses.' Few of their archives, except those of surviving or successor capitular bodies, remain intact or nearly so. In general, deeds, leases, surveys, and accounts are in PRO, and cartularies and other registers in BL and other public or private collections. The aim here has been to collect, as far as possible, under the headings of individual houses, items relating to their London estate, including both archival material and accounts and surveys of the estates while in the Crown's possession up to 1547. This section also covers the estates of cathedral chapters, bishops, and some non-academic secular colleges. For the estates of ecclesiastical landlords during the Interregnum, see 462b.

Individual houses were identified, and their locations by county, dedications, and dates of foundation and dissolution or surrender were taken principally from D. Knowles and R. N. Hadcock, Medieval Religious Houses, England and Wales (2nd edition, 1971). Reference to a house in the surveys of 1291, 1392, or 1535 is noted in the individual entry, and a list of the parishes mentioned in 1291 is given: several of these properties may have been lost by the date of the later surveys and accounts. The survey of 1392 is incomplete, and does not consistently identify holdings by parish, but is nevertheless a valuable source. Properties listed in the valor of 1535 are generally also covered by PRO rentals, surveys, and ministers' accounts for the 1530s and 1540s; particular returns for much of London diocese, Ely diocese, much of York diocese, and the counties of Berkshire, Rutland, and Northumberland, however, are lacking. Information from the 1392 and 1535 surveys is only included here when no other identification of the estate of a particular house exists. In a few cases these surveys provide the only known indication of a London holding. Several houses lost their London holdings before the late 13C (e.g. 117, 126, 151, 272–3).

Deeds from the archives of dissolved religious houses were retained by the Crown when the properties to which they related were granted or sold, and now form the greater part of PRO Ancient Deeds class. In most cases, however, subsequent rearrangement of the class means that the original archive of deeds or groups of deeds cannot easily be determined; no attempt to do this has been made here, but a few instances where numbers of deeds are identifiable have been pointed out. For a general description of and index to PRO Ancient and Modern Deeds classes, see below, 441. Some other deeds survive in BL, Additional Charters, etc. A number of leases from the archives of dissolved religious houses forms a separate class, PRO E303, Conventual Leases. In most cases these are leases current at the time of the dissolution, but a few are of earlier date. The leases are arranged in boxes by counties, and within counties by the religious house granting the lease. The PRO search room guide to this class is an 18C index to properties leased; it is useful for London religious houses, but London properties of non-London houses are not fully covered. As far as possible they are identified in the entries below. Monastic cartularies and some registers were located with the help of G. R. C. Davis, Medieval Cartularies of Great Britain, a short catalogue (1958). Deeds and cartulary entries printed in Mon. Angl. relating to London houses or lands in London are noted in J. M. Sims, London and Middlesex published records, a handlist (LRS occasional publications 1, 1970).

Rentals and surveys of the estates of religious houses at or about the time of their dissolution are in PRO classes E36, E315, LR2, SC11, SC12; see PRO Lists and Indexes no. XXV. PRO SC6 includes occasional accounts for religious houses before the 16th century, and numerous accounts for the years leading up to and after the Dissolution: see Lists and Indexes nos. V, VIII, XXXIV and Supplementary no. II. The class includes some accounts for the estates of unidentified persons or bodies, some of which may relate to religious houses: these are indexed by parish in 437c. For the reign of Henry VIII the accounts for religious houses with property in London are grouped according to the county in which the house lay; London houses are grouped together in a variety of ways. The accounts for the years immediately following the dissolution of each house provide the best guide to their holdings of property at this period, frequently giving details of current leases, and also of the Crown's alienation of individual properties. In the following descriptions accounts are only listed up to the end of the reign of Henry VIII, by which time most of the London properties had been alienated. Accounts for receipts of rent from properties not alienated until a later date, however, and of reserved rents or tenths from properties granted at fee-farm, continue in SC6/Edward VI, Philip and Mary, Elizabeth, etc.: see below, 438. Particulars for grants and leases of former monastic or chantry lands are described under 438, below. PRO, SC11/957 is a useful survey, 1664, of quit-rents and reserved rents of the Crown in London, under the headings of the religious houses from which they were derived.

Parliamentary surveys of the estates of bodies abolished during the Interregnum are listed here. For other records of these estates during the same period, see 462b.

The entries below are as full as possible, except in the cases of some episcopal or capitular archives where time and distance prevented full investigation. Some privately-held cartularies could not be examined, for similar reasons. These omissions are indicated in the text. It should be noted that the London property of some sees was close to but just outside the liberty of the city and so is excluded from this survey.

The descriptions of the archives are arranged as follows: St. Paul's Cathedral; bishop of London; religious houses in London (following Knowles's and Hadcock's classification, which appears to be based on the archdeaconry of London); friaries in London; hospitals in London; religious houses, hospitals, chapters, and bishoprics outside London (including Holborn, Kilburn, Southwark, Westminster) arranged alphabetically by place; continental houses. All houses are given a separate paragraph number; in the cases of St. Paul's, Canterbury Cathedral, and Westminster Abbey, where the archives are large and contain much London material, the descriptions are arranged in the usual way but separate numbers have been assigned to each section. A small group of houses about whose London property there is some doubt are noted under 265.

The estate was enlarged in the 14C and 15C by the endowments of numerous chantries: see below, 73b, and also The London and Middlesex Chantry Certificate of 1548, ed. C. J. Kitching (LRS 16, 1980). By the 16C many early rents had been lost; a few properties were recovered or newly acquired in the later 16C and 17C. See also 462b.

The archive at St. Pauls in the late 19C, containing deeds, registers, accounts, etc. dating from the 12C onwards, was described in H. C. Maxwell Lyte's 'Report on the Manuscripts of the Dean and Chapter of St. Paul's' in HMC (8) Ninth Report, part 1 (1883), Appendix, 1–72 (cited here as HMC Report). This remains a valuable guide to the contents of the archive, though some items were omitted and others inadequately described, and a few have since been lost. Records concerning St. Paul's acquired by the governors of Queen Anne's Bounty and since in part transferred to the St. Paul's archive are described in HMC (7) Eighth Report, part 1 (1881), Appendix, 632–3. A further collection of documents relating to St. Paul's, mostly of 17C date or later, was found at Shenley, Herts., in 1949, and subsequently transferred to the St. Paul's archive. In 1980 the whole of the archive at the cathedral was transferred to Guildhall Library; all items in this accession group have been, or will be, assigned MS numbers beginning with 25000 or 26000. A small number of records, evidently originally from the St. Paul's archive, came to GL before 1980; other records, or transcripts of them, are also to be found in collections at BL, Bodl, CUL, and PRO. The archive transferred to GL in 1980 included some records relating to the bishop of London's estates; those concerning London are described under 78, below.

Unless otherwise stated, the records described below are in GL. The numbering system for deeds is described under 70. The St. Paul's registers at the cathedral, which also include rentals, were mostly kept in press WD, and numbered accordingly; some also had descriptive names or titles from an early period. In the descriptions of these volumes below, the WD reference and any title are given in parentheses following the GL MS number.

At the time of going to press (Summer 1984) the archive transferred to GL in 1980 had not been fully catalogued, and so for the means of access to particular classes of documents readers should refer to the staff at GL.

70. St. Paul's: deeds

The following index covers all London items in the St. Paul's 'Ancient Deeds' series and similar items elsewhere in the archive and among those St. Paul's records deposited in GL before 1980. The heading 'deeds' here covers deeds, wills, leases, letters of attorney, bonds, briefs, inquisitions, receipts, extracts from plea rolls, and transcripts from these items. The 'Ancient Deeds' were numbered in the 18C 'promiscuously as they came to hand', from 1 to 3000+; MS 25616/2 lists them in that order. In the 19C the deeds were rearranged by parish and placed in boxes numbered A1– A81, and were described under that arrangement in HMC Report, with box and serial numbers. The present arrangement in GL reverts to the serial numbering system, and substitutes 'MS 25121' for all box numbers, although at the time of going to press (Summer 1984) deeds were still identified for production by means of the box and serial numbers. In a few cases of duplicate numbering a new serial number within MSS 25121/1– 3080 has been assigned. Items from the main St. Paul's archive which were not individually numbered, or were in unnumbered boxes of various descriptions, have been given new manuscript references. Documents from the Shenley collection, already numbered 1–761, are now numbered MS 25783/1–761. St. Paul's deeds with GL MS numbers lower than 25000 were deposited in GL before 1980.

78. London, bishop

The estate lay chiefly outside London, but included property near the cathedral (59, 63, ?112) and in Cornhill (149). In 1550 the new see of Westminster was abolished and some properties (53, ?75, 84, 128) transferred to the bishop of London (see 254, below). In the later 17C the bishop occupied 'London House' in 42. The bishop of London was responsible for the Old Work of St. Paul's: this was originally endowed with rents in 59, 63, and quit-rents in numerous parishes, most of which appear to have been lost by the 16C. The distinction between the 2 estates is not always clear. See Pamela J.
